Cities like San Francisco, Portland, Denver, Los Angeles, Seattle, and New York are becoming uninhabitable hunger game warzones.
As shown in this alarming meme the citizens are running for their lives from real estate bubbles fueled by unobtainable housing, spiking crime, and capital flight from significant employers.
Ground Zero: San Francisco. SF are now unable to book conventions.
Active police make over $75 per hour guarding CVS, Walgreens, WalMart, Target, etc from crowds smashing retail shops for anything of value. All due to failed our government's failed monetary and domestic policy
Here is the Good News. Their Loss is Pittsburgh's Gain.
When money rotates out of one asset class it doesn't just go to money heaven, it finds a home somewhere and guess where the money's going? Yup, Places like Pittsburgh! Pittsburgh is on the receiving end of this massive shift in capital, labor and hangs in there during recessions due to having a spirit of entrepreneurship and resistance to big-box bullies. Pittsburgh never spiked too high nor dipped too low. Pittsburgh is blessed to have access to coal, natural gas, manufacturing, rail, water, lumber, farms, and other valuable commodities. Even in a "shit hits the fan" scenario, it can remain safe because it has the ingredients of a healthy economy. It also has critical medical and educational institutions and new investments from tech, AI, robotics, and an overall balance in the economy vs sole reliance on one or two resources.
The talk around town is that Castle Shannon is poised to explode based on its excellent location along the T, route 19, close access to amenities like Trader Joes, Sheetz, Whole Foods, and Adli, and is superior to neighborhoods listed below because Castle Shannon hasn't exploded just quite yet. We are just seeing the beginning, and Miller Mulligans is the 2nd infusion needed.
Lawrenceville: Lawrenceville is a historic neighborhood that has significantly transformed recently. Once a neglected industrial area, Lawrenceville is a vibrant and trendy neighborhood with a mix of old and new businesses. The community has many art galleries, boutiques, restaurants, and bars. It is also a popular destination for tourists who enjoy the neighborhood's unique character and many attractions.
Bloomfield: Bloomfield is another historic neighborhood that has seen a lot of investment in recent years. The district is home to various breweries, restaurants, and shops. It is also home to the Bloomfield Saturday Market, a popular event attracting locals and tourists alike.
This story has happened all around Pittsburgh. Here are some more examples.
East Liberty: East Liberty is a neighborhood that has undergone a significant transformation in recent years. Once a struggling community, East Liberty is a vibrant and trendy area with a mix of new and old businesses. The neighborhood has many restaurants, shops, and cultural institutions, including the Mattress Factory and the Andy Warhol Museum.
Garfield: Garfield is a neighborhood located just north of downtown Pittsburgh. The area has significantly transformed recently, with new businesses and residents moving in. Garfield is now home to many restaurants, shops, and art galleries. The neighborhood is also home to the Garfield Arts District, a vibrant area with several art galleries and studios.
Mexican War Streets: The Mexican War Streets is a historic neighborhood in Pittsburgh's North Side. The community is named after the Mexican-American War, and it was once home to several Civil War veterans. The Mexican War Streets is now a popular tourist destination, home to many restored Victorian homes.
Again we are seeing money flight from over-priced urban areas into affordable areas like Pittsburgh. Besides, the neighborhoods above Dormont, Millvale, and too many to name are thriving because safety is a priority, but so are aesthetics.
Castle Shannon is next up to explode with investment, urban, commercial, and residential overhauls.
Recently, Castle Shannon executed one of the best-looking downtown renewal construction projects replacing all the sidewalks with 4x8 solid clay-fired pavers.
Most cities need to have the vision, aesthetic or understand the return on investment when considering that brick hardscapes increase the value and attract higher-end tenants.
Anthos figured it out and dumped north of 1 million on a boutique bakery cafe buildout, and it is the best-looking space in Castle Shannon. This spark was needed to attract more investment, creating more foot traffic and circulating more dollars in the local economy.
The next intelligent business concept emerged about a year later, Miller Mulligans and the rest of this story is about this business and its business model. It's genius and will thrive. Bunking and Busting the Myth that Golf is only for the Upper Class. What does history teach us? That anyone Can Play Regardless of Wealth, Power and Prestige. Golf originated in Scotland in the 15th century. The first known reference to golf was in 1457, when King James II of Scotland banned the game because he felt that it was distracting young men from their archery practice.
The ban was lifted in 1502 by King James IV because of the public outcry.
Golf quickly became popular with ordinary citizens around St Andrews, and by the 16th century, the game was being played on the Links at St Andrews, which is now considered to be the "home of golf."
The Links were common land, which meant that anyone could play golf there, regardless of their social status. This made golf a very popular game among ordinary citizens, who could enjoy it for free.
The popularity of golf became such a problem that in 1552, Archbishop John Hamilton issued an edict telling people to "knock it off" and get back to work. The edict stated that "golf is an idle pastime and waste of time," and that people should be spending their time working instead of playing golf.
Despite the edict, golf continued to be popular, and by the 17th century, it was being played by people of all social classes. In 1754, the Society of St Andrews Golfers was founded, and this club eventually became the Royal and Ancient Golf Club of St Andrews, which is now the governing body of golf worldwide.

One of the myths in the real world is that golf is a game for the wealthy. This is bullshit. Just read the paragraphs above.
Golf is affordable (relatively speaking at Millers Mulligans)
Compared to places like Top Golf or even nearby golf ranges Miller Mulligans is a better value.
Why? Just bring in your own beverages and food. This alone will save you about $50 minimum paying for your range session. I guess you can say you're not out of pocket so it's like a return to St. Andrews when anyone could play, not just the elite.

An indoor practice facility set in a beautiful setting. Miller Mulligans has located in Castle Shannon's most attractive property (a brick-clad building with cut bone-colored limestone on the storefront.) The entire space has been completely remodeled with tin ceilings, and every architectural detail has been delivered with precision and purpose.
Indoor golf practice can improve your clubhead speed, trajectory, ball flight, and accuracy in golf in many ways:
It provides real-time data on your swing. TrackMan uses radar technology to track your clubhead and ball's speed, direction, and launch angle. This data is displayed on a real-time screen, so you can see exactly what you're doing right and wrong. This feedback can help you adjust your swing and improve your clubhead speed, trajectory, and ball flight.
It allows you to practice in any weather conditions. You can use TrackMan indoors to practice regardless of the weather. This is especially helpful if you live in an area with unpredictable weather or want to practice during winter.
It can be used to track your progress over time. TrackMan records your shots to see how your swing and ball flight have improved. This can be a great motivator to keep practicing and improving your game.
It can be used to create custom practice drills. TrackMan's software allows you to create custom practice drills that target specific areas of your swing. This can help you focus on improving your clubhead speed, trajectory, ball flight, and accuracy.
Here are some specific examples of how TrackMan can help you improve your clubhead speed, trajectory, ball flight, and accuracy:
If you're struggling to hit the ball far, TrackMan can help you identify the areas of your swing that cost you clubhead speed. Once you know what to work on, you can create custom practice drills to address those areas.
If you need help hitting the ball high, TrackMan can help you determine your clubs' ideal launch angle and spin rate. This information lets you adjust your swing to hit the ball higher and longer.
TrackMan can help you track your shot dispersion if you're struggling with accuracy. This will show you where your shots are going wrong, so you can correct your swing.
Miller Mulligan's indoor golf practice is a great way to improve your clubhead speed, trajectory, ball flight, and accuracy. The real-time data, the ability to practice in any weather conditions, and the ability to track your progress over time make TrackMan a valuable tool for any golfer who wants to improve their game.
